What type of property loans do you arrange? +

Can you fund all of my renovation / build costs? +
Yes, depending on the circumstances, most lenders will fund this, and where appropriate, we will look to get this arranged for any renovation or construction costs.
What is the application process like? +
Step 1: An initial consultation in which we gather the necessary information about you, your background, and the project for which funds are required.
Step 2: We take that information and apply our years of experience and knowledge to narrow down suitable lenders and solutions.
Step 3: We negotiate preliminary terms with prospective lenders and then present these options to you.
Step 4: We will discuss the pros and cons of each lender (add selected or chosen), and we can decide between us which solutions we wish to pursue.
Step 5: We further negotiate the overall package, including pricing, loan structure, loan covenants, timing, documentary requirements, and so on.
Step 6: We present you with the best solution, and you decide whether or not to proceed.
Step 7: If you decide to proceed with an application, we will agree on engagement terms, and our team will then manage the entire process from there.
Step 8: Completion - once all legalities have been finalised the funds are released to the borrower.
Do you charge fees? +
Our fees and charging structure will always be outlined to you in our first contact. We are generally compensated by the lenders on our panel; however, for loans under £200k for bridging and development finance, a brokerage fee may be applied. Our fee for all commercial mortgage enquiries roughly begins at £995.
How many lenders do you have access to? +
The actual number is always changing, but it would typically be more than 130+ different lenders across all UK sectors. All the lenders we work with are registered and regulated by the Financial Conduct Authority, and they have significant funds available to lend.
